Homeowners Insurance
Before you close on your new house, you will need to purchase Homeowners Insurance. Traditionally known as “Hazard Insurance”, your lender will require a policy to be in place upon closing, whether you are buying home in Chapel Hill, Carrboro, Durham, or anywhere in the Triangle. Homeowners Insurance protects you financially in the event of damage to your house caused by an accident,
fire, hurricane, tornado, ice storm, or other disaster. Your mortgage company wants this protection too so that their collateral for your mortgage (your house) can be repaired or rebuilt upon being damaged. Annual premiums in the Triangle area can range from approximately $300 to $1500, depending on a number of factors such as location, house size, use, and age. Flood Insurance, for those
properties located in a flood zone, is typically a separate policy and would increase this annual premium.
